Aloha Summer in 2017
It seems summer just went by like a blur and it is now time to prep and get back to school. There is a lot of excitement and lots of busy schedules to synchronize and at PGC, the energy is always high throughout the year. In addition to making sure we serve all tenants’ requests and needs in a timely manner, we are constantly looking for ways to improve our building systems and to enhance our environment for everyone who work and visit this beautiful property.
We were thrilled when we heard the news about PGC’s advance to LEED Gold® certification on July 25th, 2017. PGC is now 83% compliant with “green” cleaning product purchasing rate and 77% of PGC’s janitorial equipment meets sustainability criteria. PGC recycles 100% of electronic equipment solid waste, and our water efficiency measures reduces water consumption by 1,090,000 gallons annually. While most of the accreditation work occurred behind the scenes and in areas back-of-the-house, we want to thank our tenants for the continued cooperation and support in this endeavor. LEED Gold certification is as much about the occupants’ daily practices as well as the building’s systems and maintenance programs. As president of BOMA Hawaii, I am so proud to be in the company of people who have high standards and walk the talk.
Clarissa shares a few project updates in her Operations Manager message. Hawaiian Building Maintenance is an integral part of the capital projects team, and so are pleased to congratulate Zsolt Monda in his new role as PGC Building Chief Engineer. If you missed any of our past PGC events, we hope you will join us at the remaining events we have planned through the rest of the year. Our last PGC Fresh Popcorn Friday will be on September 22nd, and then we have Oktoberfest and Halloween to look forward to. The most important event for all to participate in is the Annual Fire Drill. We hope all employers have made sure that all employees (old and new) have completed the PGC online training presentation by going to pacificguardiancenter.bssnet.com/ any time. Successful fire drills are contingent upon people knowing the emergency evacuation plan and practicing it. We look forward to conducting a smooth and safe fire drill. Watch out for e-blasts with details about our other upcoming activities.
This is indeed an excellent time for my first newsletter message as your new GM. I look forward to developing new and renewing old relationships here at PGC.
A Message from
Clarissa Marquart, Operations Manager
Many of you may not be aware of ownership’s continued efforts to invest in upgrading every aspect of Pacific Guardian Center’s building operations and physical surroundings. Some projects spanning over several years are in their final stages.
We are excited to report that our extensive elevator modernization, roof, and DTB fire alarm/device projects are all in their last phase. The elevator and the roof upgrade projects should be officially completed by the end of September. Our new DTB and Fire Alarm/Device equipment is currently fully installed and ready to be tested by the Honolulu Fire Department. Once the test is completed, DTB will migrate from the old to the new with a “flip of a switch”.
We also concluded another phase of one of our major projects to rebuild the vent and waste systems in several restrooms throughout the property. We are very appreciative to our tenants on the Mauka 11th, 18th and 20th floors for their patience and understanding during the entire restroom rehabilitation process.
Lastly, we received favorable reviews from many of our tenants after several of our Makai and Mauka floors had a carpet and wallpaper facelift in 2016. We are happy to announce that we are scheduled to replace the finishes on ten (10) additional floors this year (Makai 12, 18, 20 and 21; Mauka 14, 15, 18, 20, 23 and 29) starting in mid-August. A memorandum regarding the specific dates and times of the installations will be sent so tenants can plan accordingly. Thank you in advance for your understanding and cooperation as we brighten up the common areas on each multi-tenant floor over the next few years.

Energy for computers and monitors costs approximately $60 per unit per year!
Going Green Ideas for Computers
- Turn off your PC if you are away for 2 hours and your monitor if away for 20 minutes. It doesn’t hurt it. Really!
- Check computer settings for standby mode - if computers are unused for periods of time they should be set to go into standby mode within a short time.
- Keep computer equipment updated; current new computers and monitors are more energy efficient than those more than a few years old.
- Recycle used computers. Here at Pacific Guardian Center we host two events in which you can have the opportunity to recycle your used computers or other e-waste items.

I had been working under Jim Birchfield’s strong leadership since 2013 as the assistant engineer. When Jim retired from PGC and transitioned into a different role with HBM, I took his position and all the responsibilities with it. I will continue my dedication to operate the building as smooth as possible and make improvements along the way. Life safety, comfort and energy savings are written all over the walls in the engineering office. Mahalo for the opportunity to serve you all.

Building Maintenance Assistant Chief Engineer
Aloha, my name is Christian Mangrobang and I am pleased to join Pacific Guardian Center as the Assistant Chief Engineer. It is an exciting opportunity to return to my home on Oahu and to bring my unique set of experiences to PGC and to join its amazing property team. My previous professional experience was with the United States Navy where I maintained and operated a nuclear reactor aboard a Los Angeles Class submarine.
Feel free to say hello or ask me any questions. I hope to be of great service to everyone here at PGC.
2017 PGC Earth & Health Fair - Event
Each year PGC hosts our annual Earth & Health Fair Event which allows PGC tenants to promote a healthy lifestyle and to encourage a more “green” way of thinking for all.
Independence Day - Celebration
PGC’s Independence Day Celebration on June 30th was a huge success with live music from the 111th Army Band from Hawaii Army National Guard; entertainment by Scrapee the Clown and his awesome team, and hot dogs compliment of the owners of Pacific Guardian Center!

2017 Holiday Schedule
Just a quick reminder when the building is closed, building entry and elevators to your office will be via FOB (card access) only. Parking garage will be closed to the public; however monthly parkers will have access via transponders. Security will be on site although Building Management and Parking Garage offices will be closed. Services such as visitor access to Pacific Guardian Center on after-hours air conditioning will not be available without prior written request to the Building Management Office. Please be sure to submit your request no later than 3:00 p.m. of the previous work day in order to receive service. Requests can be emailed to firstname.lastname@example.org, hand delivered to the Building Management Office (Makai Tower, Suite 1270), or by fax to 533-2047.
Pacific Guardian Center’s Annual Fire Drill will be taking place in October. We appreciate everyone’s participation in last year’s fire drill and we expect that this annual fire drill will move smoothly and efficiently. Please make sure all your employees are informed of the importance of the annual fire drill and have completed the PGC 2017 Fire Life Safety Online Training Program.
