HAPPY NEW YEAR!
Wow, how time truly flies. It was a great feeling to end 2017 with the news that Pacific Guardian Center was again certified under the Energy Star program for both the Towers and DTB. Per PGC’s building scientist, Dricka Thobois with Chelsea Group, “With a score of 98 presently, I believe you are the most efficient building in downtown Honolulu per the EPA’s records.” This recognition is a great way to start 2018 in this beautiful property!
VIP VISIT - AUGUST 29, 2017
We were pleased to welcome VIP from Meiji Yasuda (Pacific Guardian Center Ownership) on August 29th, 2017.

A Message from

A big “mahalo” to all of the tenants who have been very supportive to our Operations team as we continued to expend capital expenditure funds to renovate common area carpets/wall coverings, replace 36-ton air handler units, and upgrade air conditioning controls throughout PGC during the year.
We are very proud to report that PGC officially completed the final phase of its 5-year elevator modernization project in 2017. A major investment was made to ensure that our tenants and guests travel to their offices in a vertical transportation system that included “state-of-the-art” controls, sophisticated button-less transport dispatching, new in-car informative screens and enhanced security features to secure all building floor access after hours. We welcome tenant feedback on the system as it is always “music to our ears” when tenants and guests share favorable comments about our elevators.
Another major project that was successfully and substantially completed in 2017 was our Parking Equipment Upgrade project. Have you noticed PGC’s new entrance/exit stations and updated ground floor paystation unit to improve PGC’s parking operations? A new customized user-friendly instructional decal will be installed in the near future to provide easy-to-follow directions for guests and new tenants on how to use the equipment. Just a Friendly Reminder: All tenants must continue to refrain from “piggy backing” through the entry/exit gates to ensure proper equipment operation. Please wait for the gate to lower after the car in front has passed through the entry/exit area. Proceeding forward thereafter will activate a sensor to raise the gate in a timely manner so your car can travel safely into/out of the parking structure. We have found that numerous equipment problems result from “piggy-backing” behavior so we truly appreciate your cooperation.
HOW TO MAKE YOUR OFFICE ECO-FRIENDLY
- Less is best. Creating less waste and reducing transportation emissions leads to an eco-friendlier workplace and makes a difference to climate change. An easy way to accomplish both is to place your business supplies orders less frequently and buy in bulk when you do order. It will automatically reduce the amount of packaging and the amount of emissions from the delivery van, plus you’ll save money by buying in bulk!
- Breath of fresh air for 2018. You may not be able to plant a tree in your workplace to help combat greenhouse gases, but you could keep a plant on your desk which will clean your air and boost your mood.
In a study by the Agriculture University of Norway, sickness rates fell by more than 60% in offices with plants.
A study at The Royal College of Agriculture in Cirencester, England, found that students demonstrate 70% greater attentiveness when they’re taught in rooms containing plants.

Hawaii is the 14th state to celebrate going smoke-free and enact a comprehensive law that protects workers throughout the state from exposure to secondhand smoke. The Hawaii Smoke-Free Law, Act 295, prohibits smoking in enclosed and partially enclosed areas within 20 feet of doorways. Please observe the “Smoking Prohibited By Law” signs and smoke only in the designated areas of the open courtyard near the water feature. Pacific Guardian Center’s no smoking policy also includes electronic cigarettes.

Sarah Mandeville, Property Coordinator
My name is Sarah Mandeville and I’m thrilled to be joining the PGC Team as the building’s Property Coordinator. It is an exciting opportunity to join the amazing property management team at PGC. A little about me – I grew up on the East Coast and graduated from The College of Charleston in South Carolina with a bachelor’s degree in Biology. I have a strong customer service background and have worked in the hotel and hospitality industry for nine years. My previous real estate experience was at Cirrus Asset Management Inc. in Waikiki. I look forward to being of great service to everyone here at the Pacific Guardian Center. Oktoberfest - September 29, 2017
PGC’s Oktoberfest celebration was a great way to welcome fall. Live entertainment by The Ompapa Band and fresh strudels were enjoyed compliments of the owners of PGC.
Fire Drill- October 13, 2017
Pacific Guardian Center’s Annual Fire Drill was a success! Please make sure all your employees are informed of the importance of the annual fire drill and have completed the PGC Fire Life Safety Online Training Program. We look forward to your active participation in our 2018 emergency evacuation drill. The online training is available 24/7 via the link below:
Blood Drive - October 24, 2017
Our quarterly blood drive was a great success! PGC collected blood from 25 donors for donation to The Blood Bank of Hawaii. About 200 blood donors are needed every day to help meet the needs of Hawaii’s patients. We are happy to be able to do our part in helping Hawaii’s patients. We would like to thank all the blood donors for participating and are looking forward to our next Blood Drive on Monday, January 29th, 2018.
Halloween Spooktacular - October 27, 2017
This event is one of the biggest of the year at Pacific Guardian Center. We had a great turnout for our costume contest. The karaoke DJ was working hard to bring out the best in all our eager performers too. Congratulations to all our contest winners! Check out our Halloween Spooktacular event featured in PBN.
Holiday Live Performance - Malu Productions
December 8, 2017
Join us in the PGC courtyard every Friday from 12PM-1PM for courtyard entertainment. Performances like the one from Malu Productions are a great way to kick start your Aloha Friday!
Holiday Wassail - December 15, 2017
PGC’s annual Holiday Wassail was a great turnout. Tenants enjoyed freshly made pie and warm beverages and listened to traditional holiday music. The beautiful decorations and live entertainment were sure to bring on the holiday spirit!

PETS VS SERVICE DOGS
Pacific Guardian Center does not allow pets of any kind in the building, except for Service Animals. A Service Animal is qualified under the Americans with Disabilities Act (ADA) of 1990 to assist people with disabilities. Service animals are granted public accommodations, including access to transportation and places of employment. Service Animals and Emotional Support Animals, or “Comfort Animals” are different. A comfort animal is not a service animal as defined under the ADA, and therefore they are not granted the same public accommodations as service animals. As Comfort Animals may be acceptable in residential situations, they are not granted accessibility to commercial businesses such as grocery stores, restaurants, and other places of business.

After completing an annual survey of parking rates in the Honolulu Downtown Business District, Pacific Guardian Center adjusted its monthly parking rates to align with current market trends. Validation rates and motorcycle rates will remain the same in 2018. PGC Monthly Parking Rates (all prices include GET) effective January 1, 2018.

Practice makes perfect! Are you prepared in case of a fire? Educating yourself and your fellow workers is only a few mouse clicks away. Visit: https://pacificguardiancenter.bssnet.com to launch the Life Safety Training and Compliance Program customized to Pacific Guardian Center. It is a training program that will show you a short video and a short quiz at the end. It is available 24/7 so also very easy to include under your new employee training program. Emergency evacuation training is an annual requirement. Be sure to complete it before our next fire drill in April 2018.
