All Tower mechanical rooms at Pacific Guardian Center are equipped with Sterile-Aire UVC germicidal lamps which are scientifically known to kill 99.9% of most viruses, airborne bacteria, and mold spores. The Sterile-Aire UVC germicidal lamps prevent or eliminate the buildup of any type of organic material on the system’s drain pipes, cooling coils, and interior ductwork which then kills almost all pathogens and other microorganisms that may have found their way into the HVAC system keeping our air clean and safe.
Per the The American Society of Heating, Refrigerating and Air-Conditioning Engineers guidelines, PGC has upgraded HVAC filters for both Towers to MERV 13 which filters out most particles from the air and ventilation rate has been increased from 0.06 to 0.067 CFM/SQ feet for occupied floor space.
The air-conditioning system will operate between the hours of 7:00 a.m. to 6:00 p.m. weekdays and 8:00 a.m. to 1:00 p.m. Saturdays, with Sundays and holidays excepted. Any additional hours of usage desired by tenant shall be requested via IMPAK, at the current hourly rate.
Requests for after-hours services of air-conditioning and lighting shall be requested via IMPAK by the tenant before 3:00 p.m. of the business day prior.
